Tenant placement, onboarding, and the maintenance markup are quoted within the ranges shown, based on the property, its condition, and the amount of work involved. Final pricing and the complete fee schedule are set out in your management agreement.
Our pricing is transparent and tailored to each market, with sliding-scale options based on location, property type, and portfolio size. Only how you pay. It's the same full-service management either way — the same leasing, maintenance coordination, inspections, reporting, and support. Pay 8% for the year up front, or 10% billed monthly as rent is collected. Nothing is withheld from the monthly option.
On the monthly plan, no — the 10% is charged as a percentage of rent actually collected, so a vacant unit generates no management fee. The prepaid annual plan is paid up front for the term.
Maintenance and repair invoices carry a markup of 10–20%, covering vendor sourcing, scheduling, quality check, and invoice handling. The vendor invoice and the markup appear as separate line items on your monthly statement, so you can always see what the work itself cost.
Onboarding runs from $0 to $150, depending on the property and how much transition work is involved — many straightforward onboardings carry no fee at all. It covers account setup, resident notification, lease and deposit transfer from your prior manager, and the initial property walkthrough. There is never a cost to request a proposal.
Yes. You set an approval threshold in your management agreement. Any non-emergency work above that amount comes to you for approval first, with the scope and quote attached.

Standard agreements run for an initial twelve-month term and then continue month to month. Termination terms and notice periods are stated plainly in the agreement — no surprises.
